芝加哥地区住宅房地产交易:

买方注意事项

现在我首先为芝加哥地区的朋友介绍一些购房的基本步骤和一些需要注意的事情:

1) 专业的房屋检查

购房合同签好后, 如果买方还没有请专业人员对将要购买的房屋进行检查,  买方律师会强力建议尽快请有执照的验房师对房产进行检查.  $200-$500的费用会为买方将来避免许多不必要的麻烦和花费.

2) 贷款事宜

在方便的时侯, 买方请尽快提供给律师办公室, 贷款银行的名字, 地址和电话及银行联系人的姓名或者是贷款经纪人的姓名.  买方还要提供给律师一份GOOD FAITH ESTIMATE.  如果买方不能在合同有效期内拿到贷款,  要立刻与律师联系,  律师将设法延长合同的有效期.

3) 安排搬家事宜

一般在正式过户前几天就应安排搬家事宜, 与供水,供电,煤气公司联系, 及时把用户姓名转换过来.

4) 购买房屋灾害保险

过户时候,  律师需要提供给贷款银行 一份房屋灾害保险的保单.  保额一般是贷款金额.

5) 正式过户前事宜

卖方有责任确保房屋的所有状况与买方签购房合同时一样.  买方有权力去亲自检查房屋的状况.

6) 正式过户当日

正式过户当日, 买方必需用银行的支票付房屋的价钱, 贷款费用,和其它一些成交费用.  正式过户的前一日,  律师将告诉买方所需要的具体金额.  如果想要提前做准备,  买方可以随时与律师联系, 们会提供一个估计的数字.
