卖方注意事项

11 分区制证明。 如果房产位于芝加哥城市中, 律师在过户前需要获得分区制证明。单独家庭住宅, 一般只要求一页的表格和$90 的费用。公寓住宅或被抽查到的房地产, 将会有其它的费用和手续。

12 水费交付证明。 在芝加哥城区和其他一些地区, 卖方必须证明在过户之前付清所有水费。单独家庭住宅和公寓住宅具有不同的手续。

13 当前贷款的支付。 假设售房合同中的过户日期没有变化, 在办理过户这个月的贷款付款就是卖方的最后房产贷款付款。卖方应该在办理过户手续那个月的第一天就支付卖方的最后房产贷款付款。

14 过户。办理过户手续时, 卖方将得到卖房款同时, 卖方需要支付产权费用、各项税款、房地产税, 勘测费用, 经纪人费用和律师费。还需要还清房产贷款。
